PROPERTY DESCRIPTION & LOCATION
This unique property was built on the site of an old Roman encampment and is set in a tranquil village location. Surrounded by fields of sunflowers and a short distance to local shops, restaurants, cafés and bars, it is also just 20 minutes from the nearest sandy beach and busy market town.
Being so centrally located, there is an enormous variety of activities and places to visit within easy reach including; the historic old port of La Rochelle, the gorgeous island of Ile de Ré and the golden Atlantic beaches to the west; the ancient towns and villages along the majestic Charente river, including Saintes and Cognac, to the east; the Loire Valley, with its magnificent Châteaux, to the north; the beautiful rolling countryside of the Dordogne and the vineyards of Bordeaux to the south … plus everywhere in between!
There is a very large (12m x 6m) south facing, terraced swimming pool which is bathed in sunshine from dawn to dusk with plenty of reclining sunbeds and umbrellas.
As well as the 4 gites and the pool, this property has two large fully functional outbuildings, an undercover play area and space for 6 cars (3 under cover). There is also 1 acre of land with manicured lawns, flower beds, a children’s playground and a large vegetable patch - all overlooking stunning fields of sunflowers and patchwork farmland.
In addition, each gite has its own barbecue as well as table and chairs for outdoor eating, with flexible dining facilities for up to 30 family and friends to eat together, either ‘alfresco’, under cover or inside.
During the peak seasons of July and August the current owners reside in the smallest 4th gite (Le Grenier) which has its own separate entrance way allowing them to be on hand to advise guests on places to eat and visit as well as to ensure that the property is well maintained.
A large percentage of guests are returning for a second or more time and the property currently has an unblemished 5 Star rating on Owners Direct, with its own impressive website currently appearing on page 1 of Google searches.
Gite 1 (Le Manoir) is the largest of the 4 gites which can accommodate up to 12 guests and is currently used as accommodation by the owners outside of the peak months of July and August. This gite has an open plan French farmhouse kitchen and diner which has been restored with a blend of exposed stone, wooden beams and plastered walls with an easy maintenance terracotta tile floor. It is fitted with an induction hob, self-cleaning catalytic oven, large fridge with matching freezer, bar fridge and dishwasher. A stone fireplace with a high output log-burner warms the fully fitted modern kitchen in cooler weather.
A doorway off the kitchen leads to a light and very spacious lounge and formal dining area with its beautiful mixture of exposed stone walls and render with a high oak beamed ceiling and wooden floors. There is also a character open fireplace in the lounge for use in the colder months. French doors lead out to a beautiful terrace, full of geraniums and roses, which is used for alfresco dining and has its own BBQ.
An internal door leads into the first of 4 bedrooms. This one on the ground floor has its own en-suite and is therefore perfect for those less mobile guests such as grandparents. There are also separate French doors that lead to its own private courtyard.
A wooden staircase leads from the kitchen and gives access to a large mezzanine, used as an office and/or extra sleeping space, as well as the three first floor bedrooms.
The largest of the bedrooms can cater for 4 single beds, which is great for large families, or one very large double bedroom with a bespoke fully fitted wardrobe. The second first floor bedroom also has a fully fitted wardrobe and contains a large double bed, character beams and exposed stone. The last of the first floor bedrooms has a large wardrobe and either a king sized bed or 2 single beds.
All bedrooms have high ceilings and character features, with shutters and fans to keep them cool in the summer months.
Next to the 3 first floor bedrooms is a very large family bathroom with a bath and shower as well as a toilet, vanity and plenty of storage.
Le Manoir, in addition to the open fires, has oil fired central heating and double glazed windows and is therefore the perfect Owners’ accommodation during the colder months. There is also Free-Sat, Sky TV and WiFi, washing machine and utility cupboard.
Gite 2 (La Grange) was the original 18th Century farmhouse and can accommodate up to 10 guests. All windows face south onto its own private manicured garden with alfresco dining facilities and a BBQ.
Through the beautifully restored façade and main entrance there is a large farmhouse kitchen/diner which has been recently upgraded with new worktops, tiling and appliances as well as being equipped with a large fridge freezer, dishwasher, washing machine, gas hob and electric oven.
Next door to the kitchen on the ground floor is a large comfortable lounge room with polished wooden floors, which can be used as a 4th bedroom for up to 4 single beds for guests with larger families.
Also on the ground floor is a large double bedroom which can be converted to a twin bedroom, next to a newly refurbished bathroom complete with toilet, bath, shower and vanity. This bedroom has proved popular with guests that may have more limited mobility such as older grandparents.
On the first floor there are 2 large bedrooms both of which have beautiful views overlooking the surrounding French countryside. Both bedrooms can be configured with either large double or twin beds to add even more flexibility to sleeping arrangements. There is also another recently upgraded bathroom on the first floor with a shower, toilet and vanity.
Gite 3 (L’Ecurie) was the old stable area which has been tastefully converted to accommodate up to 6 guests in 2 first floor bedrooms.
On the ground floor is a large open-plan area, divided by a central staircase, with a large comfortable lounge on one side and a fully equipped kitchen/dining room area on the other. The kitchen/diner comes with a large fridge freezer, gas cooker, washing machine, dishwasher and large utility cupboard.
The central staircase leads to the 2 large bedrooms both with views over the stunning French countryside at the front of the property. The first is a generous sized double bedroom with wardrobe and chest of drawers and the second can either be configured with up to 4 single beds or one very large double bedroom also with wardrobe and chest of drawers. The bathroom servicing these 2 bedrooms is right next door and has recently been upgraded to include a shower, bath, toilet, and vanity.
Gite 4 (Le Grenier) was originally the hayloft and now provides a cosy but spacious property that can accommodate up to 4 guests.
Entry is into the large open-plan kitchen/ lounge/dining area, full of character with high ceilings, wooden beams and exposed stonework. In the fully equipped kitchen there is a large expandable dining table and chairs plus washing machine. In the lounge area is the large, comfortable L-shaped sofa which can convert to a king sized bed, office desk and satellite TV.
The bedroom contains a large queen sized bed with useful storage underneath and overlooks the back garden and gorgeous French countryside beyond. Adjacent to the bedroom is a recently renovated en-suite bathroom with shower, toilet and vanity unit.
As with all the gites it comes with satellite TV, DVD and WiFi as well as a lovely wood burner.
This gite is currently used by the owners during the peak months of July and August and when all the other gites are booked. It has its own separate, private entrance via a stairway at the side of the property.
The local Moragne commune has a population of around 500 with a Mairie and a nursery school. The primary school is in Lussant (3kms) and the secondary school is in Tonnay Charente (12km).
Lussant has baker, butcher, Post Office, Co-op, Café / Bar / Tabac, Restaurant, hairdresser, petrol station, flower shop, and 2 car repair businesses. Tonnay Charante has supermarkets, all commerce, and doctors / dentists.
There are 3 airports that service this area of the Charente Maritime – Bordeaux and Poitiers both about 1.5 hours from the property and La Rochelle which is only 45 minutes away and gives low cost access from London, Manchester, Dublin, Oslo, Lyon and Paris. The TGV train service is 15 minutes away at Surgeres and the motorway network gives fast road access from all the major French ports.
